Let’s shine a spotlight on Apex at Avenir, which recently hosted a tremendously successful grand opening. When it comes to Apex at Avenir, personalization is key. The community is currently in its nascent phase, with limited physical models available for viewing. However, don’t let this deter you. Let’s delve into the community’s details. Homes in Apex range from around 1,900 to 5,260 square feet under air. Prices start at around $800,000 and go up to $1.4 million. When you decide to purchase in Apex or any new construction community, you’ll need to place a deposit.
As for lots in Apex, they start at $5,000, but some larger lots can go for up to $250,000. They also charge more for lakefront properties, which are highly desirable. Keep in mind that you’ll need to put a percentage down for both the base price of the home and the lot. Typically, we look for quick delivery homes in new construction communities, but in Apex, it’s a bit different since it’s still in its early stages. Expect a 12 to 14-month construction period, so if you’re considering Apex, aim for a move-in date in the first quarter of 2025.
One unique feature in Apex is the clubhouse and community development district (CDD) fees. The CDD in Apex is lower than in some other communities because they’re building a clubhouse exclusive to Apex and a select few others. This means that you won’t have residents from other communities sharing your amenities. The Apex Neighborhood Association fee will be around $284 per month and is paid quarterly. This includes an HOA fee, and the Master association fee. However, it doesn’t include internet or lawn maintenance. Apex’s amenities are extensive, offering a restaurant, poolside bar, outdoor dining, massage rooms, nail and spa salon, fitness center, indoor sporting complex, pickleball, and tennis. It’s a lot of value for the money, given the quality of amenities provided.
Furthermore, GL Homes is known for its top-notch quality and has a higher cost of construction compared to many other builders, which adds to the home’s value. Lastly, you should know that they’re building a charter school called Somerset Academy on the premises, which is expected to accommodate children from kindergarten to fifth grade. The Apex community is rising, and the future looks incredibly bright. Your patience can pay off with an excellent deal if you get in early. The entire Avenir community is shaping up to be a paradise in South Florida, featuring a grand town center, and the developer’s plans include a robust offering of amenities and activities.
