Living in Palm Beach County can feel like paradise. If you are looking for a nice community in the area, you must check out Westlake. There is so much good you can say about moving to Westlake Florida. However, like most other places, it has positives and negatives.
Westlake is a master-planned community on the western side of Palm Beach County. It was incorporated in 2016, making it the newest municipality in Florida. This post will cover some of the pros and cons of buying a home in Westlake.
One of the top pros of Westlake is that it is a growth market. As a new town, it is growing quickly, and residents will benefit from that growth. The emergency care center of Wellington Regional Medical Center has already moved there. County government agencies are starting to move to Westlake. There’s also the growing town center and various businesses moving near the community.
Westlake also has incredible amenities for residents. Adventure Park is probably the headline community attraction. It has a resort pool, water slides, and concessions. The park also has a swimming area for adults. The community also has basketball courts, tennis courts, bocce ball, a BMX park, event spaces, and more.
Another benefit of Westlake is that it has one of the best 55+ communities in the region. Cresswind is a premiere 55+ community in Westlake, FL. It is a pleasant community with amenities in addition to those available to all of Westlake. For example, it has a lifestyle director, pool, athletic courts, and a clubhouse.
The first con is that it is not a place with a lot of action. It isn’t the kind of place many shops or restaurants a short walk from your house. There also isn’t a nightlife scene. Westlake is more suburban. However, there is decent access to shopping and dining if you head to nearby towns like Wellington.
Another con is that one builder controls most of the development in Westlake. Minto is the primary builder in Westlake. They have a good reputation for building quality homes, but it is a bit of a monopoly. Minto has only let a few other builders into Westlake, mostly because they don’t compete for the same buyers.
With one builder dominating the market, it can lead to some issues. For instance, they tend to favor buyers who work with their preferred lenders. Additionally, there is often a long waitlist for homes. However, you could look to alternatives like Sky Cove in Westlake. If you are 55 or older, Cresswind could be an option.
The distance to beaches could be a pro or con, depending on your perspective. Most people think of living right on the beach when it comes to Palm Beach County. However, Westlake is in the far west of the county. That means it is a bit of a drive to get to the beaches. You should probably count on about a half-hour drive for a trip to the beach.
